WBLRA CAMPING & FIREPIT REGULATIONS

 

Guidelines for camping on your WBLRA Lot

 

1.      The camping season for lots is Memorial Day Weekend through October 31st.

2.      You may camp on your lot in the off-season for up to 14 consecutive days.

3.      A current WBLRA camping sticker must be displayed on all camping units.

4.      Only 1 camper unit is permitted on a WBLRA Lot. A second camper unit may be permitted for a maximum of 14 days if a permit is obtained from the WBLRA office.

5.      In order to use your lot for camping you must comply with the following conditions:

 

a.       100 feet setback from any WBLRA road.

b.      Approved Driveway. (Usually requires a culvert)

c.       Approved fire pit.*

d.      Five-gallon container of water and a shovel for fire protection (unless equipped with a well and garden hose).

e.       Minimum of 15 gallon capacity for sewage if not equipped with approved septic tank and drain field. (holding tank, tote tank, or porta-potty and minimum 15 gallon tote tank)

 

6.      Tent camping is permitted for a maximum of 14 days. The tent cannot be left unattended more than 48 hours.

7.      Only the following items may be left on the lots when not camping:

 

a.       Picnic Tables

b.      Wood Piles (may be covered with neutral earth-tone colored tarps)

c.       Blue tarps may not be used after November 1, 2001.

 

Conditions for camping on Lots or WBLRA Campground

 

Campers must agree to comply with all regulations pertaining to camping and to keep their lot or campsite clean and free of debris. Campers waive any claim for damage and understand that all camping units must be removed by expiration date. Campers further agree that WBLRA association may access their lot, if necessary, to remove a camping unit in violation or to eliminate debris or other materials that are in violation. If camper units are not removed by the expiration date, WBLRA association will fine the owner of the lot an amount not less than the current year Association Assessment. Failure to pay the imposed fine will result in a lien on the lot in violation. Also WBLRA Association will arrange for the removal of the camping unit or other items that are in violation at the owner’s expense. While every reasonable care will be exercised, White Birch Lakes Recreational Association will assume no liability for damage incurred while removing a unit in violation. Removal of units will only occur if the lot owner does not comply with these conditions.

 

WBLRA Fire Pit and Burning Regulations

 

A.     THERE SHALL BE NO BURNING OF ANY BUILDING MATERIALS, DIMENSIONAL LUMBER THAT HAS BEEN PROCESSED FOR CONSTRUCTION PURPOSES OR THAT HAS BEEN TREATED WITH CREOSOTE, WOLMINIZED, PRESSURE TREATED, OR OTHERWISE PAINTED OR STAINED. ASPHALT OR FIBERGLASS ROOFING MATERIAL, TIRES, TRASH GARBAGE OR OTHER HOUSEHOLD REFUSE MAY NOT BE BURNED. (THIS INCLUDES BURNING IN FIRE PITS)

 

    1. APPROVED FIRE PITS: Approved fire pits will consist of the following: an 8” – 10” depression in the ground ringed with any of the following: Stone, brick, concrete or concrete blocks, or steel truck rim with the tire removed. There must be a minimum of 36 inches cleared of all burnable materials outside of the fire ring.

 

    1. FIRE PIT DIMENSIONS: Fire pit shall be no smaller than 18 inches in diameter and no more than 48 inches in diameter.

 

    1. FIREWOOD: Firewood shall be no longer than 24 inches in length.

 

    1. DISTANCE FROM STRUCTURE OR CAMPING UNIT: Fire pits shall be constructed at least 25 feet from any structure, property line or camping unit.

 

    1. GENERAL GUIDELINES: Fire must be attended at all times and shall be kept to a manageable size. A manageable size is a fire that can be controlled with a water hose or pails of water. A five-gallon pail of water shall be readily available or a hose shall be attached to a faucet that will readily reach the site of the fire.

 

Regulations for the Storage of Camping Units at WBLRA

 

THE BOARD OF DIRECTORS OF WHITE BIRCH RECREATIONAL ASSOCIATION HAS SET FORTH THE FOLLOWING RULES AND REGULATIONS regarding the storing of camper units in the designated storage area.

 

1.      Access to the storage area is to be restricted. Camper Units are to be moved in or out under the supervision of an employee of WBLRA. The area is to be locked at all times.

 

2.      The removing or placing in of units is to be arranged through the WBLRA office in advance.

 

3.      All units must be registered with WBLRA and have a current WBLRA camper sticker attached in a visible location.

 

4.      Vehicle owners will file a registration card with the office that contains the unit owner’s name, lot number, address, telephone number and an alternate person to notify if the owner cannot be reached. The registration card should also contain the camping units make, size, color and registration number.

 

5.      An Annual fee of $50.00 will be charged for the storage area and $100.00 for campground storage.

 

6.      No unit shall be stored for more than 12 consecutive months without prior consent of WBLRA.

 

7.      Members are restricted to storing one camping unit per each lot owned by registered owner.

 

8.      Unit owners will be required to file a “Notice of Intent” with the office each year no later than May 31st, informing the Association of their plans regarding the unit, if they plan to move it to their lot for seasonal camping or leave it in storage.

 

9.      Should owner fail to file “Notice of Intent” for two (2) consecutive years, the Association will regard the unit as “abandoned” and take legal action to remove and dispose of said unit.

 

10.  All units placed in both storages area will be maintained in a serviceable and operating condition. No broken windows, deflated tires, etc. A WBLRA representative will routinely check the area. If any unit is found to be damaged, the owner will be contacted and notified of the damage and given a reasonable amount of time to repair the unit.

 

11.  WBLRA is to be held free of any liability for damage, vandalism, fire or theft of units in the designated storage areas.
